Pretty / Design
The home should serve the people it shelters and protects. All too often this is not the case, whether it be how the home was originally designed or lifestyle changes that have created a disconnect between the home and occupants.
Floor plans with excessive wasted space, kitchens that do not optimize efficiency and flow, outdated styling and worn finishes, or the home simply no longer meets the lifestyle needs of the occupant are a few examples of common issues. Every PSH renovation begins with a thorough Design and Estimating Process that captures the needs of the client and sets the pathway for a successful renovation. |

Smart / Construction
Do you want to be more comfortable in your home or less comfortable?
Would you rather pay more for your utility bills or less? Do you want fresh air or stale air in your home? The answers to these questions may seem obvious, however the way to have a healthy, comfortable, durable home is to understand the science behind the House as a System and incorporate this into the home renovation. Every PSH renovation starts with an EnerGuide Evaluation. This benchmarks the current performance of the home and establishes a plan that creates a safe, comfortable, healthy home. |

The components of the home work together in a system that impacts the health and comfort of the occupants. The Pretty Smart Homes Process
Clients planning a kitchen, bathroom, whole home or outdoor renovation come to us for our unique Design and Estimating Process and custom renovations that consider all of the details of their renovation. From style and work flow to long term needs, to the important house as a system considerations that affect comfort, health and durability. Our goal is to complete your renovation on time and on budget. We are able to achieve this with careful and thorough planning up front.
The Pretty Smart Homes process starts with the Design and Estimating Plan. This is a design contract that works through the floor plan design, including 3D style renderings. At the end of this stage, the client has a homeowner package that includes everything they need to move forward with the project. The next step is the Construction Contract. The level of detail included in the estimate is ready to be put into the construction contract for signing and moving forward with the project. After signing, permits are applied for, trades are secured and products are ordered and a construction schedule is established. Once construction has started, the homeowner is kept informed of the progress and if any hidden surprises arise they are addressed immediately. At the end of the project an orientation is completed. Upon approval, a completion and warranty certificate is signed. Our goal is to complete your renovation on time and on budget and we are successful with this. We are happy to say our business is largely repeat and referral clients. If you would like to learn more, please contact us! We would be happy to speak with you. |
ABOUT
Letter from Stefanie Coleman, PresidentHomeowners tell me all the time they did not know where to turn when looking to hire a renovation contractor. They were worried about hiring the wrong person and ending up in a reno nightmare. This situation is all to common and they are certainly justified in feeling this way.
The renovation industry is my second career, with the first as a fashion buyer for a national retail chain in the clothing industry. Transitioning a career from fashion buyer to renovation contractor did not happen overnight. Taking many courses in construction and building science, as well as attending many committees, councils and training session on the building code and policy have provided a solid footing. Having received numerous design awards including a prestigious National Canadian Home Builders' Award and Provincial Ontario Home Builders' Award for design, we are proud of the creativity and uniqueness we offer to our incredible clients. Comfort, durability and health are critically important factors when designing renovations. This includes looking at the whole home as a system and considering how the home, occupants and mechanical system interact with each other. An Energuide evaluation at the start of each renovation provides a clear benchmark of the current state of the home's performance for energy usage and overall operation. We want our clients to love how they feel in their home, and we want them to have a great renovation experience from the first phone call right through to moving into their newly renovated space. This is why we are members of the Home Builders' Association and are proud members of Renomark, following their code of conduct. Members of Renomark and the Home Builders' Association set themselves apart as legitimate businesses doing legitimate work and this is a great place to look for a good contractor. In addition to renovations, I also work as a consultant and trainer with Building Knowledge Canada delivering building science, sales and marketing and business training to builders and renovators. Please feel free to reach out. I look forward to hearing from you by email, phone or social media, and will be happy to speak with you about your renovation projects and consulting needs. Warm Regards, Stefanie Pretty Smart Homes is a proud members of the London Home Builders' Association, the Ontario Home Builders' Association and the Canadian Home Builders' Association. Stefanie has served as chair of many committees, served as President of the St Thomas & Elgin Home Builders' Association in 2011/2012 and is serving as President of the Canadian Home Builders' Association for the 2019/2020 term. |
